Chris Hill Properties - Real Estate Investment Toolkit
Updated October 27, 2026

1. Open CHP-Real-Estate-Investment-Calculator.xlsx in Microsoft Excel.
2. Save a working copy and replace the fictional example in the pale-gold cells.
3. Use the Deal Calculator worksheet. Its Model Notes & Sources section explains the calculations.
4. Choose Dollars or Percent for the down payment. Enter dollars in the yellow manual dollar cell, or a percentage such as 25% in the percent cell. The green down-payment amount is calculated.
5. For each unit, enter a rent amount and choose Monthly or Annual. For expenses, enter an amount and choose its basis.
6. Quick Fill rental and operating-expense totals override detailed entries. Clear a quick total to use the rent roll or itemized expenses. A zero total is an intentional $0 override.
7. Keep a numeric growth assumption for future years. Enter 0% for no growth. Clear growth assumptions only when the related forecast should remain unavailable.
8. Read the companion PDF guide. Use the workbook's current labels and Model Notes & Sources for the current layout and financing controls.

This is an income-producing property model for use in any location. Verify all source records, property information and financing terms.
Educational use only. Not an appraisal, investment recommendation, tax or legal advice, loan commitment or guarantee of returns.
