A two-family and a three-family can attract different buyers. I connect your building’s location, residential appeal and operating figures to a focused selling plan.
My pricing analysis is free and without obligation. I typically respond the same day or within 24 hours.

Start with the right Montclair comparison.
I look at the unit mix before treating another listing as a useful comparison. A two-family with an owner-occupant layout and a three-unit building marketed around income can tell different stories. I also consider condition, outdoor space, documented parking, improvements and who pays the utilities.
My featured property presentations include 42 N Willow Street, a three-unit property, and 63 Montague Place, a two-unit property. They illustrate the different building types in this market; their asking prices are not closed-sale evidence.
02
Make the station and street relevant to your address.
Bay Street is a station on NJ TRANSIT’s Montclair-Boonton Line. I use the actual address and relevant station when discussing transportation, rather than assigning the same commute to every Montclair property.
I also explain the features a buyer can verify at the building: access, layout, parking arrangements and the work already completed. A specific location story gives the residential appeal a useful place alongside the rent roll.
03
Give each buyer a clear way to evaluate the opportunity.
For an investor, I focus the presentation on documented rents, recurring owner-paid expenses and the assumptions behind any projected income. For a potential owner-occupant, I also explain the unit arrangement and features relevant to living in the property.
I separate the current operating facts from the opportunity a buyer might pursue. That helps keep the pricing conversation grounded while showing what makes the building worth a closer look.

MONTCLAIR SELLER QUESTIONS
02 /
Start with your questions.
How do I price a Montclair two-family or three-family?
I start with relevant multifamily comparisons and your unit mix, condition, location and income. I distinguish an asking price from a completed sale, then explain where each comparison fits your building.
Is the Montclair multifamily market hot right now?
I answer that with a dated review of similar properties: available listings, contracts and completed sales. A broad home-price average or a single listing is not enough to establish a multifamily trend.
What should I prepare before we talk?
Your address and timing are enough to start. I can then explain which rent, expense and improvement records will help. Please keep private tenant and financial documents out of the initial form.
